Calgary's Luxury Real Estate Market

Calgary luxury homes are loosely defined as property considered to be worth more than $1 million. There are a variety of factors to consider when evaluating a property and assigning it a high value.

Location, Location, Location: Calgary Luxury Homes

The Lifestyle

Location is a primary factor as land values vary from community to community in the City of Calgary. Some of this city's most distinctive addresses can be found in Mount Royal, Elbow Park, Rideau, Bel-Aire, Pump Hill and Aspen Woods. However, many luxury homes can be found in neighbourhoods with lifestyle amenities such as golf courses or lakes. Homes backing onto Calgary rivers or onto a lake tend to fall into the luxury category. That would include luxury homes in the lake communities of Lake Bonavista, Auburn Bay and Mahogany or Roxboro on the Elbow River and Bowness on the Bow River.

The View

Other factors which contribute to a luxury home classification include the value of other homes in the neighbourhood and physical location, such as on a hill or escarpment with a view. That would include homes in Crescent Heights, Edgemont, Rocky Ridge or Patterson.

Size & History

The lot size, customizations of the particular home and often, historical and architectural significance can also be factors. For example, the mansions of Mount Royal built by wealthy Americans at the turn of the 20th century or pioneer homes in Inglewood bear $1 million price tags and higher.

While the price may dictate whether a home is a true luxury home in Calgary, a savvy buyer may have other criteria by which they judge a luxury home.

Calgary Custom Homes

Most often custom built for a particular home owner, Calgary luxury homes are constructed of quality materials both inside and out. Exteriors are often made of natural materials such as brick, stone and stucco. Interiors are distinctive and sometimes opulent with high quality millwork in every room. Quartz or granite in kitchens and bathrooms or more frequently, marble. Hardwood floors and tile, imported from Italy or carpets from equally exotic locales are often found in luxury homes.

Unique Features Make the Calgary Luxury Home

Driveways are wide and garages may accommodate two or three vehicles. Landscaping is impeccable and often professionally managed. Floor plans in custom built homes will reflect the home owner's tastes or the lot upon which the house is constructed. Originality is the hallmark of a Calgary luxury home, although commercial builders who construct homes in volume will often go the extra mile in planning homes in luxury estate communities.

Lakefront Homes in Calgary

Homes on view lots and lake fronts will often have floor-to-ceiling windows on the view side. The layout of rooms can include home office space, a music or multimedia room, a den or library with a butler's pantry and mudroom off a well-equipped chef's kitchen. Wine cellars are common in luxury homes. Some have indoor pools and spas. Multiple bathrooms and ensuites are often expected in a luxury home.
