Airdrie Housing Market
Airdrie was a railway town for many years until Highway 2, now the Queen Elizabeth II Highway, was twinned. This community, with its lower prices and slower lifestyle, became attractive to buyers looking for affordable neighbourhood options during Calgary's building boom in the 1970s.
The City of Airdrie's significant growth has been driven primarily by the strong oil and gas industry, and the real estate market has surged since the '70s. There are always new homes being built or pre-construction homes being bought up, and real estate listings in Airdrie tend to sell quickly.
Since 2010, a large number of master-planned communities have come into existence in Airdrie, built by some of Alberta's most highly regarded builders and community planners. New construction homes in these new communities are on 38-foot to 50-foot lots featuring modern floor plans appealing to first-time buyers. Builders have also been able to offer upgraded amenities appealing to buyers who want to move within the market, and still make homes within financial reach.
Newer homes in some of Airdrie's most expensive neighbourhoods offer engineered floors, granite and quartz counters, multi-media space, laundry rooms on second floors, mudrooms and, in some cases, butler's pantries. Community developers have made a point of highlighting environmental reserves, regional pathways and Airdrie's canal systems highlights in each new neighbourhood. Airdrie's new communities are some of the most creatively designed developments in Western Canada, built alongside winding canals and a pathway system. The downtown area has an arts and culture vibe, while the outer residential communities stress outdoor living and connection to the environment. Everyone will love the affordability of Airdrie. Airdrie offers lower taxes and real estate values than Calgary and attracts people from all walks of life.
The amenities of Calgary are not far away from Airdrie, with the Calgary International Airport a quick 15-minute jaunt to the south. This fantastic park has a toboggan hill, trails for cross country skiers, a splash park, and beach volleyball/basketball courts. There's the Airdrie Curling Club, Plainsmen Arena, Ed Eggerer Athletic Park and Genesis Place, a new facility with a pool, gymnasium and indoor hockey rinks. Nose Creek runs through Airdrie, a storied waterway that developers have incorporated into natural preserves throughout the city.
Downtown Airdrie offers a library, the historic Roxy Theatre and festival space as the city places great emphasis on a vibrant arts community. In addition to the quaint shops downtown, Airdrie has many shopping centres and a full complement of medical services, dentists, physiotherapists and chiropractors. The Didsbury Hospital is 15 minutes north of Airdrie and there are shorter wait times there than at similar facilities in Calgary.
