Cochrane Real Estate Market

For many people, the real estate market in Cochrane can be one of the more challenging of options. That is because so many people are hoping to live in this beautiful neighbourhood. The area has much to offer, and increasing home values are one of them. The average sold price of a home here, as of March of 2019, is $440,000. That is an over 29 percent increase in the last year. Much of this is due to the area's new developments and growth.

Cochrane is home to numerous neighbourhoods. This includes Bow Meadows, West Terrace, Fireside, and West Valley to name just a few. Many of these are newer developments, providing park-like settings to homeowners. Looking back over the last four weeks, there have been 93 homes listed for sale. Additionally, the average time to sell a home here is 49 days, which is about competitive with the rest of the region. The area has seen about 38 homes sell during the last month. Keep in mind that spring is typically the hot sales period for the region.

A variety of home types are available for sale as well. The most common home is the two-bedroom, two-bathroom home. However, three-bedroom and four-bedroom homes are also present here. These are a minimal amount of condos and townhomes. Overall, Cochrane is ranked as the third most expensive in the region with one of the fastest selling times.

For those living in the neighbourhood, a variety of options exist for students. Residents have access to the Rocky View School Division of schools for most needs. It is also a part of the Calgary Catholic School District and the Greater Southern Alberta Catholic Francophone District. Students often attend elementary, middle, and high school here and then find post-secondary options in Calgary or beyond.
