Conveniences of Living in North Calgary

North Calgary in Alberta has much to offer residents. For those considering purchasing one of the townhomes or luxury homes in this area, it's essential to get a feel for this community before deciding to invest in it. The city is diverse, from beautiful neighbourhoods with historic architecture to ample green space and the downtown area's business core. Some residents commute from the city's suburban area into downtown for work, entertainment, and dining. Read on to discover four of the biggest conveniences of living in North Calgary if you're considering buying a home in this area.

Short Commutes to Downtown Calgary

One of the best reasons to live in North Calgary is the shorter commute times to some of the most prominent areas in the region, including downtown Calgary. Travelling along AB-2 N is the fastest route most of the time. The trip is mainly along Memorial Drive and Deerfoot Trail, then to AB-2. It takes about 20 minutes to make this trip during good traffic conditions. This commute may extend up to 30 or 40 minutes during rush hour. Other routes exist, including along the Edmonton Trail and Beddington Trail, which takes about 25 minutes in low traffic. When traffic is backed up on the highways, travelling along 14 St SW is an option and takes about 30 minutes.

There are also bus routes available to make this trip. Travelling from Panorama Hills in the early morning to downtown takes about 50 minutes before rush hour begins. This timing changes depending on where someone boards the bus and the time of the day (rush hour traffic is heaviest from 7:30 a.m. until 9 a.m. and again from 4:30 p.m. until 6 p.m.

Easy Access to Calgary International Airport

Living close to an airport is vital for those who work there or travel often. The Calgary International Airport is close to North Calgary, making the city an ideal option for those who want to get home quickly after a trip or day at work.

For those travelling, for example, from Panorama Hills to the airport, the fastest trip is along 96 Ave, which is almost a direct shot. This route is about 8.6 km. When there's little traffic, it takes about 12 to 15 minutes to make the drive. If there is traffic, consider an alternative route such as down Country Hills Blvd, about a 9.4 km trip. In low traffic, it will take about 15 to 18 minutes.

Another option is to travel 96 Avenue to Airport Trail, slightly longer at 15.4 km but may be faster – about 12 to 15 minutes, especially when traffic is backed up on the freeways.

There are alternative ways to get to the airport, including by bus. Typically, bus routes run throughout the day. From Panorama Hills, the bus runs to the airport along Line 100. This route takes only about 17 minutes in low traffic. Taxi services may also be available.

Outdoor Fun at Nose Hill Park

The convenience of North Calgary is not all about work and commuting. North Calgary is also close to some of the best parks in the region, including Nose Hill Park. This natural park covers 11 square kilometres and is the fourth-largest park in the country. Nose Hill Park is located at 5620 14 St NW in Calgary. It opens at dawn and closes at 11 p.m. each day throughout the year.

Nose Hill Park is expansive enough to maintain numerous animal habitats, including coyotes, deer, and hawks. There's a large grassland ecosystem present, which is critical to the area.

There's much more to explore than open fields for those visiting Nose Hill Park, including hiking trails with various start and stop points and some off-leash areas for dogs. The park's goal is to maintain the most natural environment possible, meaning there are few developed features throughout and more of a natural wonderland around each bend. It's often easy to see animals along the trails and waterways throughout. Most recommend sticking to the paved paths to minimize destruction to the natural habitat.

Established Neighbourhoods

Several neighbourhoods exist throughout North Calgary. There are three prominent locations to consider, especially for those who wish to live in a master-planned area.

Panorama Hills is a beautiful community located on the 36-hole Country Hills Golf Course. The neighbourhood is the ideal option for those who wish to golf. There's also a water park, bike paths, and green space for residents to enjoy. Homes for sale in Panorama Hills are typically single-family properties with three- or four bedrooms. Some homes are still in development in this area, allowing home buyers to customize or buy new construction.

The Evanston community features beautiful parks and paths for daily walks. There are seven playgrounds, three schools, 28 shops and services in the Evanston Towne Centre, and 16 community parks. Evanston has been in place for about 20 years but continues to offer a wide range of features as it develops. Some new construction homes are available, though much of this area is reaching full development according to the original plans.

Sage Hill is a vibrant place to live for those looking for options in home styles. It's possible to find townhomes, condos, and single-family homes in the area. It's close to area shopping at Sage Hill Crossings and Symon's Valley Ranch and is home to about 4,000 residents. However, this master-planned community is just getting started. Schools, more businesses, and additional amenities will likely be built in the coming years.
