Okotoks Best Neighbourhoods

While Okotoks may not be the largest community in Alberta, this charming town just under 50 kilometres south of Calgary is undoubtedly one of the province's best. Straddling the Sheep River, it's full of charming residential neighbourhoods, bustling business corridors, and historic Old Towne Okotoks, which preserves local history dating back to the town's founding in the late 1800s. But whether would-be buyers are new to the area or looking for a new part of town to put down roots, there can be a lot of options to sort through. Here are four of the best neighbourhoods in Okotoks and what each offers.

Crystal Ridge

Set on the north side of Okotoks, Crystal Ridge is a large community centred around the intersection of Milligan Drive and 32 Street. It's an excellent choice for those who love to get outdoors, thanks to the many amenities surrounding the Crystal Shores Lake area, most notably Crystal Shores Park, home to green space, sports fields, picnic areas, and some of the city's best fishing spots.

The community is also a golfer's dream. Crystal Ridge Golf Club is right outside residents' front doors and offers a prestigious and challenging course, mini golf, a restaurant, and more. Okotoks Recreation Centre is also nearby for year-round fun, and the shops and restaurants of Old Towne Okotoks are just a few minutes away. Highways 2 and 2A are also easily accessible for those commuting short distances north to Calgary.

Homes in the Crystal Ridge neighbourhood range from modest condos to spacious single-family detached homes. The former provides the area's most affordable options, selling throughout the $200s for one- and two-bedroom units, which generally include access to in-house amenities. Detached homes for sale in Crystal Ridge typically list in the $600s, many of which back onto parkland or have lake views.

Crystal Ridge Amenities

  • Crystal Shores Park
  • Crystal Ridge Golf Club
  • Okotoks Recreation Centre
  • Brownsugar bake shop

Woodhaven

Living in the Woodhaven Neighbourhood

Woodhaven is a charming Okotoks neighbourhood located south of the Sheep River and east of Highway 2A. This puts some of the city's best outdoor spaces close to home, including nature trails that lead across the river to Old Towne Okotoks.

Woodhaven is home to other top Okotoks attractions like Okotoks Centennial Arenas, the site of two NHL-size hockey rinks, an indoor track, and other facilities, and the Centennial Village shopping centre, located just south of the neighbourhood. Here, residents can enjoy the casual food and drinks of The George Traditional House or other popular chain restaurants. A network of parks and walking trails connect these areas to the more residential parts of the community, allowing owners to leave their cars at home.

Both condos and single-family detached homes are available in Woodhaven. Condos are typically located closer to Highway 2A/Southridge Drive, while detached properties are near the river. Single-family homes are often quite spacious, with four or five bedrooms spread across up to 2,900 square feet, some with luxury touches like large decks, rec rooms, and gas fireplaces. These start in the mid-$600s and can reach the mid-$800s. Condos generally sell in the $300s for more modestly sized one- and two-bedroom properties.

Westmount

Westmount's gorgeous, hilly community includes some of the highest-elevation residential areas of town, providing excellent views of nearby open spaces and the more distant Rocky Mountains. It covers the west of Highway 2A/Southridge Drive, north of Highway 7, and south of Big Rock Trail at the southwestern edge of town. Numerous small parks dot the neighbourhood, along with other green spaces and trails, providing it with a natural feel despite the carefully planned nature of the area.

Westmount is an extremely convenient neighbourhood, with most homes a kilometre or less from Cornerstone Okotoks shopping mall, which is also the site of popular local restaurants ranging from the Okotoks location of The Canadian Brewhouse to the east Indian and Nepalese cuisine of Spices. Meanwhile, Westmount's ideal location makes it easy to escape into the rural areas and mountains west of town or quickly head north into Calgary.

Would-be Westmount residents can choose single-family homes, townhouses, and condos, providing various options at various prices. Many homes have larger lots of up to a third of an acre.

Homes for sale in Westmount have an average price of just over half a million dollars, while townhomes and condos provide more affordable options.

Sheep River sits alongside the waterway that gives the neighbourhood its name. It's often paired with the Hunters Glen community, which sits alongside it west of Southridge Drive/Highway 2A and north of Big Rock Trail. This peaceful part of town stays quiet with winding loops and cul-de-sacs to reduce traffic and maintain an atmosphere friendly for walkers and bikers.

Neighbourhood parks like Sheep River Heights Park and Sheep River Crescent Park provide public green space close to home, while the more adventurous can explore the area near the river along the River's Edge Trail. Meanwhile, the community's eastern edge includes a convenient selection of shops, restaurants, and local services close to home.

Sheep River is an easy walk or bike ride to the heart of Old Towne Okotoks. With its central location, just about every part of the city is easily accessible.

Homes in Sheep River consist of single-family detached properties and villa-style townhouses. These thoughtfully designed homes are available in various styles and sizes, typically two to four bedrooms. They list from the mid-$200s, though most sell in the $300s to around half a million.
